Privacy Policy

Last updated: 4 November 2026

This policy explains how Boonthanaphiphat Co., Ltd., trading as McBP Real Estate ("we"), handles personal data under the Thai Personal Data Protection Act B.E. 2562 (PDPA).

Who we are

Boonthanaphiphat Co., Ltd., 162/1456 Moo 10, Thappraya Road, Soi 9, Pattaya, Nongprue, Banglamung, Chonburi 20150, Thailand. Email: info.bpthai@gmail.com. Phone: +66 (0)33 003 049.

What we collect

  • Contact details: name, phone, email, LINE ID and display name, nationality or language if you tell us.
  • What you are looking for: budget, areas, property type, move-in dates, and the messages you send us.
  • Property owner details: ownership or letting details and property information you give us.
  • Viewing, offer, lease and sale records.
  • Website and social media data: pages viewed, and messages or comments on our Facebook Page, LINE account and other channels.

Where it comes from

From you, from property portals such as Proppit when you enquire there, from our website, Facebook, LINE, WhatsApp, email and phone, and from co-agents working on a property with us.

Why we use it

  • To answer enquiries, match you with properties, arrange viewings and handle rentals and sales (steps towards or performing a contract).
  • To run and improve our business, keep records and prevent fraud (legitimate interests).
  • To meet legal, tax and accounting duties (legal obligation).
  • To send marketing, only where you have agreed or the law allows. You can opt out at any time.

Automated tools and AI

We use software and AI services to read enquiries, match properties, and draft messages and listings. Some first replies on LINE are sent automatically. Our team reviews follow-up messages before they go out, and people make all commercial and legal decisions.

Who we share it with

Property owners, co-agents, lawyers and banks where needed for your transaction; government authorities where the law requires; and service providers who work for us, including cloud hosting, database, email, messaging, website and AI providers. We do not sell personal data.

Transfers outside Thailand

Some service providers store or process data outside Thailand. Where this happens we take the steps the PDPA requires to protect it.

How long we keep it

We keep personal data only as long as needed for the purposes above and for legal, tax and accounting records, then delete or anonymise it.

Your rights

You can ask to access, correct, delete or transfer your data, object to or restrict its use, and withdraw consent at any time. You can also complain to the Personal Data Protection Committee of Thailand. To use your rights, email info.bpthai@gmail.com. To delete your data, see our Data Deletion page.

Security

We use access controls, logins and backups to protect data. No system is completely secure, so please do not send us sensitive documents unless we ask for them.

Changes

We may update this policy and will post the new version on this page.
